Custom Design Retainer
Fully custom projects require a $350 Design Retainer prior to beginning detailed drawings and revisions.
The retainer:
• Covers consultation, layout creation, and one revision
• Is credited toward your final build total if you move forward
• Is non-refundable due to the time and craftsmanship invested in each design
This allows us to dedicate focused time and care to every custom build while maintaining the quality Southern Pines is known for.
Step 1: Design Consultation
We start with a one-on-one call (30-45 minutes) to discuss your goals, flock size, layout preferences, aesthetic details, and property considerations. This is where we bring your vision to life while ensuring proper space, ventilation, and functionality.
Step 2: Custom Layout & Specifications
After our consultation, we create a custom layout tailored specifically to your needs. You’ll receive a detailed drawing and written build specifications outlining dimensions, materials, and overall structure. We will provide an exterior rendering and an interior layout. Along with a coop footprint for concrete (unless using us for concrete).
Step 3: Revision & Final Quote
One revision round is included to fine-tune the details. Once finalized, we provide a complete build quote and timeline for your project. Custom projects typically take anywhere from 12-24 weeks. When payment is received for build the consolation fee will go towards your total amount owed. If you change your mind or decide to walk away Southern Pines Outfitters LLC DBA Southern Pines Custom Chicken Coops will not refund you for the fee. The fee covers our time and consideration in designing your custom build.
Once your Design Retainer is received, we’ll send over a brief project questionnaire and schedule your consultation call.
The questionnaire helps us understand your goals, flock size, layout preferences, and overall vision so we can come prepared and ready to design with purpose.
